NHCA Area Developments

The following provides a brief status update for proposed major development permits and land use amendments reviewed by the NHCA Planning and Development Review Committee since March 2009:

96 Ave. NE Road Extension

96 Ave. NE Road Extension project video.

15 Panatella View NW; Community Entrance Feature. The NHCA did not support the proposed development permit as we were concerned about construction quality and maintenance plans.

11950 Country Village Link NE; Renovation to Cardel Place fitness Centre. The NHCA supported the proposed development.

#18 – 10 Country Hills LD NW; Commercial School (Yoga Studio for up to 100 Students). The NHCA supported the proposed business.

#14 – 10 Country Hills LD NW; Commercial School (Dance). The NHCA supported the proposed business.

69 Pantego Hill NW; Child Care Service (56 children out of school). The NHCA supported the home occupation.

97 Panamount RD NW; New Retaining Wall. The NHCA did not support the initial application for the proposed retaining wall. However, the City of Calgary is working with proponent to resolve issues and it is expected that a revised design will be approved by the city for construction.

#704 1110 Panatella BV NW; Liquor Store. The NHCA supported the proposed business.

#617 130 Country Village Rd NE; Class B fascia identification replacement signs for business. The NHCA supported the proposed signage.

405 - Panatella Blvd NW; Panorama Hills Middle School (Public). The NHCA supported the proposed school.

12056 Coventry Hills Way NE; Coventry Hills Middle School (Public). The NHCA supported the proposed school.

131 Harvest Wood Way NE; Proposed land use change from R-C2 (residential) to S-CI (daycare center). The NHCA did not support the proposed conversion of an existing single family residence to a daycare center. This was based on feedback obtained from surrounding residents, the size and location of the proposed business, non-conformance of the existing structure to required setback from property lines, and operational issues regarding parking, traffic, and the proposed pick-up and drop-off areas.

Miscellaneous Home Occupation (Home-based) Businesses and Land Use Amendments; several proposals for home-based businesses (occupations) were reviewed. In each case letters in support or opposition were provided to the city which outlined the merits, concerns and position of the NHCA, as was considered appropriate by the committee.

Other ongoing activities and initiatives that the NHCA Planning and Development Review Committee include the following:

  • Review of Plan-It! Calgary to assess implications to the hills
  • Noise consultation committee for Calgary Airport expansion and ongoing operations
  • Consultation on noise wall for 96 Avenue Extension Project
  • Input into proposed federally regulated cell phone towers
  • The Planning and Development Committee is looking for additional volunteers to help with the review, tracking, and consultation for the numerous small and large developments that are being proposed within our community. We are also interested in establishing a second review committee to deal with traffic issues and concerns.
